How to set up air bnb for the season

Just bought a 2nd home about 20 minutes from the stadium with 6 bedrooms...looking into a side project. Wondering how to set it up to rent out a room or two for travelers...how to?
 
Don't underestimate simplicity. My ex had a closet converted : microwave, coffee maker, electric water kettle with tea bags etc. Provide good coffee mini moos sugar ...the basics. All of this was in a little cart . People loved it as they didnt need more. Lot's of folks want to eat out (finally) etc....Hope it helps. She turned her whole house into 3 , bought an RV and says she is semi- retired from it

They don't inspect , that is all I can tell you. I know they take a good fee, pretend to have some insurance provided but that's it . Good Luck . Many people making good $$$ this way

We did VRBO for a house in Florida - it was also listed on AirBnB; it was managed by a group so if there were any issues, we called them and they responded (once to fix a toilet). Not sure how that works but might save you some headache.
 
They don't inspect , that is all I can tell you. I know they take a good fee, pretend to have some insurance provided but that's it . Good Luck . Many people making good $$$ this way
We rent for $1995 a weekend and they take $105, that’s a steal for us. Everytime something is broken, which is nearly every time for football weekends, we get made whole within 3 days.
To OP: look at other homes in the area, how photos are taken and mimic that. Set up your listing like it will look when renters arrive for the photos so there are no surprises. List low for the terrible games (you might not get any hits this year for like Villanova), but it’s basically set your price and you’ll get it for auburn.
 
Friends of ours who live in MD bought an investment property in Wyoming and listed it on Airbnb. Very nice and large place. They got a month long booking in within the first week. After that it was crickets for the next two weeks until the original clients asked to extend the booking directly to the owner for another 3 weeks after the initial month. Of course they said “yes”. This was last July.

The owners had only been to the property once for about a two week stint to fix everything up and get it ready for rental. Never talked to neighbors (who most weren’t their because they all lived in a mostly 2nd home ski community). Their expectation was
it would be a heavy winter rental property with the occasional spring through fall weeks. They were quite happy with the initial interest from their first posting on AirBNB.
After the renters vacated the space, the owne (husband) decided to fly up from Florida to take a look at the property. Everything was good and the renters left it in very good shape with the exception of a piece of floor board trim that got knocked off.
While up there, he was doing some trimming and pulling some weeds when a women walked up and introduced herself has the neighbor to the left. She was inquisitive on what he was going to do with property, who he is listing property with, and so forth. Mentioned by name all the neighbors north, south,west and east. He thought it was a friendly exchange.
Two days later, and they before he was to fly back to Tampa, a man knocked on the door and introduced himself as the neighbor to the right. He asked to come in and have a few minutes. Our friend thought he sounded and looked sincere so he offered him a iced tea. After some long chit chat about history, family, and why our friends bought the property, the nice neighbor asked did he know who rented the place last (the original 7 week renter)? Our friend said no, but they left the place in great shape. The neighbor said that’s great because there were people in and out all the time. But it seemed they were renting it for “commercial” use. Our friend (and I am paraphrasing), “what do you mean”?
The neighbor told him a lot of people were going in and out with duffel bags and big cases and that there were a lot of very pretty girls coming and going into the place, but few guys that looked the part. In his and the other neighbors opinion (the woman who was first to introduce herself) thought the renters were shooting adult films. The owner was stunned and asked “do you really think so?” The neighbor smiled pulled out his phone to show photos and videos of people entering the house.
Owner asked the neighbor if he rented his house out while he was in Illinois? Neighbor said yes and he uses AirBNB, but uses a third party property manager that take 10-20% depending on the rental length.
Our friend has yet to tell his wife at this point to our knowledge. And because they place was in excellent condition, he thought it was not worth reporting to AirBNB because it was all speculation even with the photos of the girls and all the gear.

I've been renting out our house near Ocean City, MD through VRBO for 15 years. What would you like to know?

A few bits of advice...
Make the place convenient...ie more pots/pans/silverware/dishes than you think you need. Also pillows, etc
Pay a photographer and get good pics
Solicit reviews. They are important.
Don't oversell the property and make sure the guest understands if your place will be a good fit. See comment about reviews
Don't buy cheap furniture. Don't go overboard, but the cheapest stuff will break. Better stuff will cost less in the long run.

Sounds like they were pretty good renters.
