Best coating/seal for a wooden deck?

Should be lots of thoughts on this. 20 year old builders grade deck, very good shape, replaced boards as needed over the years. Has all day long Southern exposure. High dog traffic.

What would you guys use?

If your boards all look relatively the same color, you might try making your own. I use a combination of 1/2 linseed oil and 1/2 paint thinner. It wears like iron and looks great. You may need to adjust the proportion of oil to thinner for your location. If your mixture is too thick, the oil will be sticky for awhile. I live in an arid climate, so a 50/50 mix works fine for me.
 
I've known my local paint store guys forever and they have me on deck paint vs a deck stain. Arizona climate so you know the sun is brutal. That seems to be the ticket around here. my two cents …..

I am getting ready to use something from Armstrong-Clark. I havent used it yet, but everything else I've tried, the UV rays really beat it up. I am putting it on IPE. Teh reviews seem pretty good....
